A homeowner in the Seattle area contacted TF Pro Build after experiencing recurring basement water leaks, especially during rainy months. Water stains were visible on the concrete walls, and standing water accumulated in the corners of the basement. The space was unusable and at risk for mold and structural damage.
TF Pro Build provided a comprehensive exterior foundation waterproofing solution, tailored to Seattle’s wet climate:
Step 1 – Excavation
We carefully excavated around the home's foundation to expose the affected walls. The trench was dug down to the base of the footings to address the full area of concern.
Step 2 – Surface Preparation
We cleaned the foundation walls to remove all dirt, debris, and loose materials to ensure proper adhesion of waterproofing materials.
Step 3 – Application of Waterproofing Membrane
A high-performance waterproofing membrane was applied to the cleaned foundation. We used a combination of liquid rubber coating and dimpled membrane sheets to ensure complete protection.
Step 4 – Drainage Installation
A perforated drain pipe wrapped in geotextile fabric was laid at the base of the trench. This directs groundwater away from the foundation and into a safe discharge point.
Step 5 – Gravel Backfill and Final Grading
We backfilled the trench with drainage gravel and soil, ensuring proper slope away from the house to prevent water accumulation near the walls.
Step 6 – Interior Dry-Out & Touch-Up
After the exterior solution was completed, we ensured the basement interior was dry, clean, and sealed, with no water re-entry.
After completing the project, the homeowner now enjoys a dry, clean, and usable basement — even during heavy rainfall. There are no signs of new water intrusion, and the foundation is now fully protected from hydrostatic pressure and moisture.
